A formally-trained British butler for over two decades, Chris managed estates in both Europe and the United States before "retiring" to join Kim in fulfilling a lifelong dream of utilizing their combined hospitality skills to welcome guests to our bed and breakfast. During clement months, we offer our gourmet full breakfast in Chris's magnificent English garden. Our luxury bed and breakfast was originally constructed in 1860 as the home of one of the early settlers of Southampton, and is now designated as a New York State historic property. A Butler’s Manor is located one-half mile from the center of downtown Southampton Village, where you can enjoy shopping, dining, and nearby world-class ocean beaches, as well as access all the Hamptons-area attractions, including cultural events, seasonal equestrian events, and award-winning Long Island wineries. Southampton's Cooper's Beach has been ranked #1 in the USA and is rightly a popular destination for our guests. During the summer season, we offer complimentary shuttle service to Cooper's Beach, as well as a beach bag with fluffy, oversized beach towels and beach chairs to borrow.

Early bird coffee and tea available in the hallway outside the rooms from 7:00 AM. Breakfast served anytime between 8:30-10:00. Full hot gourmet breakfast, served on Lenox china and Waterford crystal, begins with fresh fruit course, homemade muffins, bread, or coffee cake, and a selection of juices including fresh-squeezed orange juice. A hot, plated entree follows, which alternates daily between a savoury (e.g., egg-based) and sweet (e.g., french toast) offering. Always available, in addition or as a lighter alternative, is a yogurt parfait, or a selection of cold or hot cereals. We ask all guests upon booking about dietary restrictions and accommodate accordingly to such necessities as gluten free, lactose free, egg free, vegan, vegetarian, diabetic.

Every room at our Southampton bed and breakfast is designed to enhance the charm of this beautifully maintained historic 1860 Colonial house. Our five guest rooms are named and decorated for five of the estates Chris managed during his twenty year career as a butler in private service. Each guest room features a private en suite bathroom and is comfortably and tastefully furnished to include many amenities found in five-star hotels, but with individuality and warmth that a hotel cannot match. Located on the second floor in the southwest corner of of our Southampton bed and breakfast inn, Goose Creek’s three windows overlook our front lawn and garden. Named for a Hamptons mansion, Goose Creek features soothing eucalyptus green walls, a quilted queen-sized cherry sleigh bed, a writing desk and a hand made antique 1880 "knock-down" armoire. The private bathroom, featuring tumbled marble flooring and a tiled shower completes this peaceful retreat. Named for a Gold Coast estate on the north shore of Nassau County, Long Island, there's an Italianate flair to Oak Knoll. Located on the second floor of A Butler’s Manor, Oak Knoll features a soaring chandelier-lit cathedral ceiling framed by the original carved beams of our nineteenth century Colonial house. Three south-facing windows overlooking mature trees allow natural light without compromising privacy. Rich fabrics and carpet in warm shades of burgundy, taupe, and cream make Oak Knoll one of the most requested rooms at our romantic Southampton getaway. Elegant linens dress the queen-sized pewter-finished bed and the antique burl wood mahogany armoire and writing desk feature hand carved details. The private bathroom features a tiled shower. Cliffside's beach cottage-inspired decor brings the feel of the California coastal town of Laguna Beach to the Hamptons. Located on the second floor in the northwest corner of of our Southampton bed and breakfast inn, this airy room features large double west-facing windows which overlook our front lawn and the sunset in the evenings. Soft shades of sage green and taupe and creamy wainscoting add a soothing coastal flavor. Sink into delicious linens on the queen-sized bed accented by a carved pine headboard or jot a postcard on the cherry writing desk. Enjoy sensual bath amenities in the private bath which features a tiled combination tub and shower accented with beach glass. Touches of wicker, starfish and shells... you can almost smell the Pacific ocean! Located on the second floor on the northeast corner of our Southampton, NY bed and breakfast, serene Eton Court combines the formality of an English manor house with a cottage in the countryside. Listen to the soothing sound of the fountain in the rose garden below your window as you gaze out over the lavish English gardens and sparkling saltwater pool. Eton Court features a King-sized bed, handsome English-influenced antique desk and bureau, paneled wainscoting and a bookshelf stocked with British crime novels. The large, bright private bathroom features a tiled tub/shower combination overlooking the pool. May be configured as two Twin beds. Villefranche, our junior suite, is as sunny and welcoming as the Cote d'Azur town for which it is named. Located on the second floor of our Southampton, NY bed and breakfast, bright south and east-facing windows overlook the spectacular English garden and saltwater pool. Our most spacious room, Villefranche boasts a queen-sized raised four-poster bed and a seating area with a cozy loveseat, a large antique armoire and spacious writing desk. Handpainted details in both bedroom and bathroom enhance the original wooden beams of our 1860 Colonial manor. The large, bright bathroom features a skylight over the tiled combination tub and shower. Because the comfortable loveseat converts into a twin bed, it is ideal for a party of three or for those who like a bit more room for lounging. The ultimate in romance...and the perfect choice for a honeymoon or anniversary!

One night stays are payable in full at the time of booking. A deposit of 50% of a multiple-night stay is required upon booking. A confirmation will be sent upon receipt of your payment. Balance is due 14 days prior to arrival (30 days between June and September) and will be charged to the credit card on file. Cancellation Policy At A Butler's Manor, we understand that life sometimes throws a curveball and plans unexpectedly change. We make many preparations, including purchases and staff scheduling, based on our reservations. Cancellations affect us greatly, therefore we uphold a strict policy: If your plans change and you notify us at least 14 days in advance of your scheduled arrival (30 days between June and September), we will refund your deposit less a 10% processing fee. This 10% fee also applies to changes in your arrival/departure date that result in a shorter stay. If you cancel for any reason within 14 days of your arrival date (30 days between June and September), please be aware that you will be responsible for the entire reservation. A refund of your prepaid booking, less 10% processing fee, will be made ONLY if we can re-book the entire reservation at the same rate. Cancellations must be received in writing (email/letter/fax) and acknowledged by us. For reservations by the same party involving three or more rooms, or for multiple bookings (e.g., several weekends over the summer season) we require the balance to be paid sixty (60) days in advance of scheduled arrival. A cancellation for any reason of a multi-room reservation will result in a refund, less our standard 10% processing fee, ONLY if we are able to rebook the entire reservation (the same rooms for the same period of time). All cancelled reservations, regardless of notice or reason, will be charged a 10% cancellation fee. No-shows, late check-ins & early checkouts are responsible for payment of the entire reservation. A Butler's Manor cannot accept responsibility for inclement weather, changes in travel plans, personal sickness or injury, family emergencies, etc. We strongly encourage guests to consider the purchase of outside trip insurance from a company such as AAA in the event that an emergency impedes your travel plans. Gift certificates: Once a reservation is made using a gift certificate, no cancellations or date changes will be permitted. NO EXCEPTIONS. Gift certificates are not transferable. We are happy to accept gift cards/certificates from BedandBreakfast.com, up to a maximum of $300 per visit. House Policies & Information Rates are double occupancy and include a full breakfast served each morning between 8:30 and 10:00 AM, use of the spacious indoor and outdoor common areas, free high-speed wireless Internet, and off-street parking. 11.625% sales & hotel taxes are additional. For the comfort of all our guests, A Butler's Manor is a non-smoking facility. Smoking is permitted in the garden only. Guests smoking in the house will be charged an additional $500 which is the cost to return the room to a non-smoking status. We regret that our accommodations are not suitable for children under 12, nor can we accommodate guest pets. All rooms with the exception of "Villefranche" sleep two persons only, at least one of whom must be a legal adult. With advance notice, we will gladly accommodate an additional guest on a pullout twin sofa in "Villefranche" for an additional charge of $75 per night. Check in is 3 PM to 7 PM. If you are not sure of your arrival time or will be arriving later than 7 PM, we can provide you with late arrival instructions. NO EARLY CHECK-INS, though with advance notice, we are happy to store baggage. Please confirm your arrival time 24 hours in advance so we may welcome you personally. Check out is any time before 11 AM. If you need to leave before breakfast is served, please let us know before 7 PM the night before and we will be happy to provide a "to-go" breakfast to take with you. For the consideration of other guests, please refrain from cell phone use at breakfast and in the house common areas. MINIMUM STAYS: There is a three-night minimum stay on weekends in July and August, and midweek during Hampton Classic Week (end of August), as well as over Memorial Day and Labor Day. A two-night minimum stay is in effect on all other weekends between April and November, and midweek during July and August except for Hampton Classic Week. A four-night stay is required for Independence Day (July 4). Where weekend minimums apply, all nights that include a Saturday will be charged at weekend rates. Group Bookings Due to our limited inventory we do not "block" or "put on hold" any room without a 50% deposit. For reservations by the same party involving three or more rooms, we require the balance to be paid sixty (60) days in advance of scheduled arrival. A cancellation for any reason of a multi-room reservation will result in a refund, less our standard 10% cancellation charge, ONLY if we are able to rebook the entire reservation (the same rooms for the same period of time). Please be aware that a group booking is not a "whole house rental" due to insurance and licensing provisions. The use of the kitchen and owner's private quarters and office spaces are not available for any rental. Guests may not host parties on site without advance permission and these may incur additional site fees. Rates and policies are subject to change. Any violations of these policies will result in requiring you to find other accommodations immediately. Refunds will not be considered.
